Position Summary
The Vice President, Facilities Engineering & Asset Enhancement will play a critical role in maximizing the value of GLP's operating logistics portfolio across Japan.
Reporting to the Head of Project Management, this individual will lead technical and engineering initiatives across more than 170 logistics facilities, driving asset enhancement programs, capital improvement projects, customer-driven technical solutions, ESG initiatives, and business continuity planning.
The ideal candidate combines strong architectural and engineering expertise with strategic thinking, stakeholder management, and a passion for delivering innovative solutions that improve asset performance and customer satisfaction.
Key Responsibilities
Asset Operations & Capital Projects
- Lead the planning, budgeting, procurement, and execution of repair, renewal, and capital improvement projects across GLP's operating portfolio.
- Develop and implement asset enhancement and value-add initiatives that improve property competitiveness and long-term returns.
- Oversee project delivery, quality, cost control, and schedule management while coordinating with contractors, consultants, and property teams.
- Support leasing activities through technical consultation related to tenant fit-outs, move-ins/move-outs, logistics automation, and building infrastructure.
- Identify opportunities to improve operational efficiency, building performance, and customer experience.
- Develop renovation and repositioning strategies for existing assets.
- Provide technical leadership for sustainability, energy efficiency, and ESG-related programs.
- Drive portfolio-wide initiatives that enhance resilience, operational excellence, and lifecycle asset performance.
- Conduct technical due diligence for acquisitions and investment opportunities.
- Evaluate building conditions, capital expenditure requirements, and asset improvement potential.
- Develop technical recommendations and investment cases for renovation and repositioning opportunities.
- Lead initiatives related to Business Continuity Planning (BCP) and disaster preparedness.
- Develop strategies addressing environmental sustainability, energy optimization, and regulatory compliance.
- Support the implementation of ESG initiatives that strengthen portfolio performance and stakeholder value.
- Partner closely with Asset Management, Leasing, Development, Property Management, and Investment teams.
- Manage relationships with external consultants, contractors, engineering firms, and key customers.
- Provide mentorship and technical leadership across the organization.
- Contribute to broader development and project management initiatives as business needs evolve.
Required
- Bachelor's degree in Architecture, Engineering, Construction Management, or a related discipline.
- Significant experience managing building construction, engineering, renovation, or facility improvement projects.
- Strong understanding of building systems, construction processes, and asset lifecycle management.
- Experience managing multiple stakeholders and external service providers.
- Proven ability to lead projects independently from planning through execution.
- Strong communication, negotiation, and problem-solving capabilities.
- Experience in logistics, industrial, commercial, warehouse, or large-scale real estate assets.
- Background with a general contractor, construction management firm, architectural/design firm, property owner, or real estate developer.
- Experience conducting technical due diligence for acquisitions or investment projects.
- Knowledge of sustainability, ESG, energy management, and resilience planning.
- Professional certifications in architecture, engineering, or project management are highly valued.
- Business-level Japanese; English proficiency is an advantage.
