Description
AT&T is seeking a Senior Real Estate Manager to support portfolio strategy and transaction execution across assigned geographies and/or asset classes. This role drives real estate optimization, manages complex transactions, and partners with business leaders to deliver cost-effective, strategic real estate solutions.
Key Responsibilities
Portfolio Strategy & Planning (Primary)
- Develop portfolio strategies aligned with business, occupancy, and financial goals.
- Identify opportunities for consolidation, expansion, relocation, disposition, and cost savings.
- Analyze portfolio performance, space utilization, lease obligations, and market trends.
- Prepare business cases and recommendations for leadership decision-making.
- Support site selection, occupancy planning, and portfolio optimization initiatives.
Transaction Management (Secondary)
- Lead commercial real estate transactions, including leases, renewals, expansions, acquisitions, dispositions, and terminations.
- Partner with brokers, landlords, legal teams, and service providers to execute transactions.
- Evaluate transaction economics, risk, and business impacts.
- Ensure compliance with governance, approval, and financial requirements.
- Manage critical dates, milestones, and transaction deliverables.
Stakeholder & Vendor Management
- Collaborate with Finance, Legal, Tax, Risk Management, Workplace Planning, Facilities, and other stakeholders.
- Manage external brokers and real estate service providers.
- Develop executive-level presentations and strategic recommendations.

Requirements
Required Qualifications
- Bachelor’s degree or equivalent experience in Real Estate, Finance, Business, or related field.
- Significant corporate real estate experience in portfolio planning, leasing, asset management, or transaction management.
- Experience managing complex commercial real estate transactions.
- Strong knowledge of lease structures, transaction economics, and financial analysis.
- Proven ability to develop business cases and data-driven recommendations.
- Strong project management, communication, and stakeholder management skills.
- Proficiency with Microsoft Office and real estate management systems.
- Experience leveraging AI-enabled tools to improve productivity and decision-making.
Preferred Qualifications
- Experience in a large corporate real estate environment.
- Multi-market or multi-region portfolio management experience.
- Background in workplace strategy, lease administration, site selection, or portfolio optimization.
- Advanced financial modeling skills (NPV, IRR, lease-versus-buy analysis).
- Experience managing brokerage teams and external service providers.
