JUNIOR REAL ESTATE & LAND USE ATTORNEY
Las Vegas, Nevada | Full-Time
ABOUT THE POSITION
We are seeking a highly motivated Junior Real Estate & Land Use Attorney to support the legal, entitlement, development, and infrastructure activities associated with a large-scale master-planned real estate development in the Las Vegas market. This is an excellent opportunity for an attorney who wants hands-on experience with complex land development rather than a traditional transactional practice.
The ideal candidate will have 1–4 years of legal experience and exposure to real estate development, land use, zoning, entitlements, municipal law, construction, civil engineering, or infrastructure development. A candidate with a technical background in civil engineering, construction management, urban planning, architecture, or a related field is especially attractive.
WHAT YOU WILL DO
Assist with zoning, land-use, entitlement, subdivision, development agreement, and governmental approval matters.
Research and interpret zoning codes, development standards, subdivision regulations, and applicable governmental requirements.
Review and help prepare entitlement applications, governmental correspondence, conditions of approval, and related documentation.
Coordinate with civil engineers, land planners, surveyors, architects, consultants, governmental agencies, and outside counsel.
Review purchase and sale agreements, easements, covenants, restrictions, declarations, licenses, development agreements, and other real estate documents.
Assist with title and survey review and identify easements, access rights, utility rights, restrictions, encumbrances, and other development issues.
Review civil engineering and development plans from a legal, contractual, entitlement, and risk perspective.
Work with technical teams regarding roads, grading, drainage, water, sewer, utilities, infrastructure, and off-site improvements.
Track governmental approvals, entitlement conditions, deadlines, development obligations, and outstanding legal issues.
Attend planning, governmental, technical, and development coordination meetings as appropriate.
Prepare concise legal and project-status summaries for senior management.
Assist in identifying potential legal or entitlement issues early enough to prevent project delays and unnecessary costs.
IDEAL CANDIDATE
Juris Doctor (J.D.) from an accredited law school.
Active license to practice law in Nevada, or the ability to obtain Nevada admission promptly.
Approximately 1–4 years of legal experience.
Experience in real estate, land use, zoning, entitlements, municipal law, construction, or related practice preferred.
Strong legal research, writing, analytical, organizational, and communication skills.
Ability to understand technical documents and communicate effectively with engineers and development professionals.
Strong attention to detail with the ability to manage multiple deadlines and priorities.
Commercially minded, practical, proactive, and comfortable working in a fast-paced development environment.

Subdivision and improvement plans
Civil engineering and infrastructure projects
Roadway, utility, water, sewer, drainage, or grading projects

Construction or development contracts
Title, survey, easement, and property-rights analysis
TECHNICAL KNOWLEDGE
The successful candidate does not need to be an engineer, but should be comfortable learning how development projects are designed and constructed. Experience reading civil engineering plans, site plans, grading plans, utility plans, roadway plans, drainage plans, surveys, legal descriptions, and easement exhibits is a strong plus.
Experience with Civil 3D, ArcGIS/GIS, AutoCAD, or other development-related software is helpful but not required.
