Job DescriptionAbout the Role
The Project Manager - Real Estate is responsible for the end-to-end planning, execution, and delivery of real estate development projects. This role ensures projects are completed on time, within budget, and to required quality standards, while coordinating multiple stakeholders including contractors, consultants, and internal teams.
The ideal candidate combines technical project management expertise with strong financial awareness and stakeholder management skills.

Key Responsibilities
Project Planning & Development
- Lead end-to-end project planning, including defining scope, timelines, budgets, and deliverables.
- Conduct and coordinate feasibility studies covering technical, financial, and regulatory considerations.
- Develop detailed project execution plans, including work breakdown structures and resource allocation.
- Collaborate with architects, engineers, and consultants to refine design concepts, layouts, and specifications.
- Review and validate Bill of Quantities (BOQ) and cost estimates.
- Ensure alignment between design intent, budget constraints, and investment objectives.
- Drive the acquisition of all pre-construction approvals, permits, and documentation.
- Establish project governance structures, reporting frameworks, and escalation protocols.
Project Execution & Delivery
- Oversee full project lifecycle execution from mobilization to completion.
- Develop and track detailed construction schedules, ensuring adherence to timelines.
- Coordinate daily activities across contractors, consultants, and suppliers.
- Monitor site progress through regular inspections and performance tracking.
- Ensure compliance with quality standards, technical specifications, and safety requirements.
- Proactively identify and resolve delays, bottlenecks, and technical issues.
- Manage scope changes, ensuring proper documentation and approvals.
- Ensure efficient coordination between design and construction teams to avoid rework.
- Prepare and manage comprehensive project budgets and cash flow forecasts.
- Track project expenditures against approved budgets and highlight variances.
- Implement cost control mechanisms to optimize project spend.
- Review and certify contractor valuations, invoices, and payment requests.
- Manage variation orders and change requests, ensuring cost implications are properly assessed.
- Provide periodic financial reports and forecasts to management.
- Identify opportunities for cost savings without compromising quality.
- Lead procurement processes including tendering, evaluation, and selection of contractors and vendors.
- Negotiate contracts, ensuring clarity on scope, timelines, pricing, and deliverables.
- Monitor contractor performance against KPIs, SLAs, and contractual obligations.
- Manage disputes, claims, and contractor-related issues effectively.
- Ensure contractors adhere to quality, safety, and regulatory standards.
- Maintain strong relationships with vendors to ensure reliability and responsiveness.
- Conduct periodic performance reviews and enforce accountability.
- Identify, assess, and manage project risks across financial, operational, and regulatory areas.
- Develop and implement risk mitigation strategies and contingency plans.
- Ensure compliance with local building regulations, environmental laws, and safety standards.
- Monitor health and safety practices on-site, ensuring adherence to policies.
- Coordinate with legal and compliance teams on contractual and regulatory matters.
- Maintain a risk register and track mitigation actions throughout the project lifecycle.
- Manage insurance requirements and claims where applicable.
- Prepare and deliver weekly and monthly project reports covering progress, risks, and financials.
- Provide real-time updates on project milestones, delays, and key issues.
- Present project updates to senior management and investment committees.
- Maintain clear and structured project documentation and communication records.
- Align all stakeholders on project objectives, timelines, and expectations.
- Escalate critical issues promptly and recommend solutions.
- Ensure all construction works are completed in line with approved designs and specifications.
- Coordinate final inspections, snagging, and defect resolution.
