Description
Management:
- Liaison to Homeowners and Community Association Members: Provide and manage homeowner information, address and solve homeowner concerns, enforce CC&R’s /Rules & Regulations, facilitate and manage conflict resolution.
- Liaison to Association Board of Directors (BOD) and Neighborhood Committees: Schedule and facilitate Board, committee, and governance Meetings, prepare meeting agendas, packets. Create, complete and maintain action item lists and receive and respond to correspondence as needed in a timely manner.
- Prepare and provide various reports to Board of Directors, VP of Property Management and IHCA Governance Committees on an ongoing basis. Carry out any and all directives of Boards such as CC&R enforcement, and uphold community standards. Report all issues of importance to the Board in a timely manner.
- Establish and foster positive working relationships with owners, vendors, and governmental entities to develop an environment of willingness, cooperation, and understanding.
- Oversee project construction and planned reserve projects
- Oversee work orders and Architect applications to ensure timely responses and completion as well as owner correspondence in accordance with the ARC protocols.
Property and Facility Management:
- Oversee and manage community appearance to ensure quality and continuity by contracting for cleaning and/or maintenance and supervision of common area facilities maintenance through staff or subcontracting with direction of Executive Director and Board of Directors.
- Perform systematic review of neighborhoods for inspection of exterior maintenance of homes, lighting, potential safety and liability maintenance, prioritize, report and resolution.
- Manage and coordinate the homeowner committees and processes, as appointed by the BOD including: Architectural Review, Covenant Committee, Finance, Resident Communication, Nomination, Business Applications, governing documents, Neighborhood and Safety & Security Committees.
- Manage bid specifications solicit and evaluate for executive director and Board of Directors.
- Oversight and review contractor work and completion to contract requirements.
Budgeting and Accounting:
- Prepare and oversee annual supplemental and neighborhood Association budgets. Budget compliance in accordance to procedures. Oversee related expenses and ensure budgets and expenses are managed within established approved budget parameters. Oversee tracking of accounts receivable of Association assessments and management of collection of delinquent accounts. Provide monthly manager’s reports and post on to community website after approved by Executive Director narrative with financial statement.
Education and Training:
CMCA, AMS, PCAM

CAI – WSCAI Continuing education credits must be obtained annually, attendance to CAI conference is available, WSCAI events are strongly encouraged.
CPR and First Aid training available
Requirements
- Education/Experience –High School /GED Diploma, Degree in Communications or related field from accredited educational institution; and years in related experience and/or training; or equivalent combination of education and experience. CMCA, AMS preferred.
- Language Ability – Ability to read, analyze, and interpret general business periodicals and information, journals, contracts, technical procedures or governmental regulations. Ability to write reports, business correspondence and procedures manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.
- Math Ability –Ability to calculate figures and amounts such as those commonly found in business transactions. Accounting knowledge of all facets of business operation such as accounts payable, accounts receivable, general ledger, and budget preparation/analysis.
- Reasoning Ability – Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- Computer/Technical Skills Word-processing, spreadsheets, e-mail, contact management and other specialized software applications are utilized daily.
- Other Competencies/Characteristics – The ability to be flexible, highly organized with a strong orientation to detail/quality work, strong interpersonal and speaking skills is required. Must maintain a professional demeanor and level of confidentiality and may deal with issues of a sensitive nature. Conflict management skills required. Respectful, Team player.
- Must have a valid Washington State Drivers License and be able to drive a company vehicle.
