Description
JOB DESCRIPTIONSummary
This is a key role that will focus on supporting the Asset Management and Investment activities. The role mainly involves assisting in the asset management aspects of the business and is responsible for corresponding and liaising with overseas asset managers to analyse and report on the operational performance of the overseas portfolio. The individual in this role will also support the investment process by assisting in the evaluation of potential investment opportunities, executing transactions, and coordinating deal closures with various stakeholders.
Key Responsibilities
Asset Management
- Work closely with the overseas asset management team and external consultants in monitoring asset performance
- Maintain portfolio models and track portfolio performance and forecast projections
- Assist in the preparation of monthly and quarterly reporting materials, annual budgets, annual reports, valuation reports and asset plans
- Working with the finance teams to track and review annual asset budgets (e.g. net property income and capital expenditure), and the analysis of variances against portfolio level forecasts.
- Ensuring ongoing compliance with the Group's compliance and risk management policies / processes to drive the target for zero control breaches/audit findings.
- Managing, coordinating and tracking all ESG related initiatives
- Preparing (working with consultants and internal stakeholders) sustainability reporting and monitoring measures.
- Other duties and responsibilities may be reasonably requested from time to time
- Conduct research, financial modeling and evaluation analysis for new deals
- Conduct and coordinate with legal, tax, technical & financial due diligence for assets to be acquired
- Work with internal functional teams and external advisors on deal documentation and contracts
- Prepare investment papers, presentations and other materials as required
- Possess Degree in Business, Economics, Accountancy, Finance, Real Estate Finance or equivalent
- 3-4 years of relevant working experience, Experience in REITs or private equity will be an added advantage
- Excellent written and oral communication and presentation and interpersonal skills
- A self-motivated team player who is meticulous, detailed oriented, organized and able to learn quickly, independently with strong analytical skills
- Proficient with financial modelling, market and industry research in real estate or other private equity assets
- A strong communicator with excellent stakeholder management skill and ability to interact well with different functions and levels.
- Ability to multi-task and work in fast-paced dynamic environment.
